What a perfect way to put a cap on the 2023 Hamptons Designer Showhouse. Congrats to my clients Jacqui and Celeste from Garland Sullivan Design. A few of our photographs made the Architectural Digest article on the showhouse!

I am so happy for my clients Jacqui Garland and Celeste Sullivan of Garland Sullivan Design, as they were picked to design a room in this years hamptons designer showhouse! They always have amazing designs in all their projects, so I could not wait to see what was in store for the showhouse.
Their theme for this years showhouse was amazing! A room designed for a man who lives a full, colorful and engaged life. Cultured, adventurous and not hesitant to express himself thru his surroundings, his home is his haven and this room is a reflection of “The Most Interesting Man In The World”.
Garland Sullivan Design teamed up with T. Michaels Contracting once again for this amazing project. They have teamed up on many projects from Manhattan to Montauk. Whether classic or contemporary, Garland Sullivan works to create beautiful spaces that truly reflect the lifestyle and taste of their clients.
The 2023 Hampton Designer Showhouse will be open to visitors from 11:00 AM until 5:00 PM sharp on the following dates:

I had a residential shoot scheduled for 9am, on the south shore of Long Island in Babylon. It looked like we might get a perfect sunrise on this cold Sunday morning in late January, as I checked my weather app on my iPhone. I figured why not head out a few hours early and capture the sunrise of the Robert Moses bridge and nearby beaches.
I grabbed my DJI Mavic 3 and headed down to the north side of the Great South Bay for the sunrise. Bridge lights were still on, and I was lucky to have a boat fishing the area to give some scale in the photographs.
Once the sun began to rise, it casted beautiful light right along the east side of the bridge. At this moment I new it was all going to be worth loosing a few hours of sleep.
After grabbing a few shots on the north side, I wanted to quickly get to the south end to capture the light before it got to high in the sky. Thankfully it was still casting long bridge shadows across the bay. I finished up on the beach checking out the view to the east. Then grabbing some shots of a surfer who was enjoying his morning as well.
When it comes to selling a new listing, high quality photography and videography is essential. It attracts potential buyers as well as future sellers. Making the right first impression goes a long way, so make sure you have top notch media. Now lets get your home looking its best so you can sell your home faster in 2023!
Get ready to sell!
Coaching your sellers to get rid of all the clutter is essential. Getting rid of personal items, excess furniture, clean off the kitchen counters, anything to get the space to look more open and inviting.
Natural lighting or artificial? Make sure the windows are clean! If there is a lot of natural light, the photographer is probably going to open the blinds to let more light into the room. You spent a lot of time cleaning the rooms, don’t forget to clean the windows. If the room has more artificial lighting, make sure all the bulbs are in working order.
Clean all the counters, tables, dressers and don’t forget the outside furniture. It is essential in making your photography & videography looking the best it can. You want to sell the home, the homeowners want to sell the home, so lets get it prepped and ready to sell fast.
Photography
Great photography and videography brings a lot of views to your listing . You want to show the space, but you don’t want to embellish it so much that the potential buyers come into the space and feel like it’s not what they saw in the listing. Shooting really wide angle to make the space look bigger then it really is can be deceiving, and rub buyers the wrong way. There is a happy medium for everything.
Lighting is also massive in your photography. Are you letting in all the natural light that’s available? Is your photographer bringing lighting in case of need? Lighting a space is everything, and can make your listing go from ok to amazing. Remember, your not only selling to potential buyers, but future sellers as well. They will remember you if you make an impression on them.

Videography
In today’s world, video has never been more important. You want to look professional on social media and elevate your brand presence. Displaying local knowledge helps your credibility for your business and brand. Future buyers and sellers need to feel drawn in to hire you and your services. Standing out on social media is important to attract those potential customers. Not all realtors opt for great photography and video, but trust me it will go a long way in attracting new clients.

Drone photo / video
Aerials are very important in your listing photography and video. It showcases the surrounding area and helps the buyers to understand the neighborhood. Are they close to the water? Are there parks and potential attractions nearby?
It also adds that “WOW” factor to your listing. Making it look like you are on top of all the latest tech to attract buyers to their home. Take a look at how adding aerial video into your videography can increase the wow factor in your next listing.
Time of day
Yes, the time of day you choose to get your photography and video done can be the reason you take your content from good to unreal.
Does the most essential part of the home face east or west? Is it summer or winter? It all plays a role in the positioning of the sun and intensity of the light. You will hear photographers talk about sunrise , golden hour or blue hour. These are all times of the day that your property will look its best. Having that low light around sunrise or sunset gives it that golden color that will add warmth and beauty to your media. It will also not be as bright and the property’s exterior lighting will be visible. This time of the day is what we call twilight. When you can balance the sky to the homes interior and exterior lighting, it will give you a more dramatic effect.

Or maybe your home faces east and sunrise would be the optimal time of the day. Take a look at the quality of the light and the warmth it could bring to your video.
If you follow these five tips, you can create some amazing work that will help your listing sell faster and attract more buyers. Remember, your not only selling your clients home, but selling your brand to future buyers and sellers. Get ready to sell your home faster in 2023!
This past fall I was contacted by Jacqui and Celest at GarlandSullivan Design. They had an amazing home they just finished designing over in South Hampton New York.
This was one of my favorite shoots I did for them last year. Walking into the South Hampton home, you get that warm and inviting feeling. Its saturated with a lot of natural light and amazing details.
